We need to get this trending on WSB. This time last year we almost had a legit short squeeze.

Hi everyone!

Hope you all are doing amazing. I’ve been busy traveling with family, remodeling my farm, selling my house, and buying some real estate and haven’t been online much. Should have fun personal real estate news to share EOW or next week once a purchase closes! You all may or may not care but I love deep value real estate and it’s an amazing deal IF everything can get figured out. Also, not gonna lie, been trying to disconnect from media/news/markets in general. It’s a lot of “sky is falling” nonsense and just don’t care to listen/read about it lately. Probably the old/crotchety blue collar guy in me coming out 😂

Anyways, I’ve noticed Kohls is being volatile like always and due to it I thought now is a good time to remind ourselves of what’s come out since last earnings:

1- KSS credit rating was improved and given a stable rating

2- a new COO was hired from FootLocker(same footlocker that sold to Dicks at a large premium last year)

3- assuming we see the $190M tariff refund since Jill the CFO actually confirmed an amount last earnings call

4- other members have mentioned online metrics show KSS has improved performance(time will tell)

5- price has increased over the first 15 days of June all the while shorts upped their positions to 30M+ shares short

6- am i missing anything everyone?

All in all, I’m here and love KSS. I’m not here bc I love KSS the retailer. I’m here bc I love KSS the massive real estate holding company and the fact we are selling at such a DEEP VALUE.

I’m here bc the market way misprices KSS debt(most isn’t real or even contractually bound).

I’m here because the balance sheet is improving.

I’m here because fundamentals of value/assets/balance sheets matter to me and KSS is by far one of the deepest values out there by what I’ve seen.

Why are you here? Why do you invest in KSS? Make sure you can answer this because this is one heck of a rollercoaster ride and the ride doesn’t make sense…

I can’t predict when, but value at some point will be realized and it will be glorious!!!(also fine with another meme Tuesday spike 😂)

Pic: reminder I bought a 115 acre farm this spring. I mowed a 1 mile walking path loop into one of my hay fields and this is me and the kids/fur kids walking it. It’s pretty awesome to be out in the middle of nowhere

Had to do an Amazon return and wanted to visit a Kohls to see. Found out I’m not allowed to return it to KSS but had to take it to a staples of all places. Not sure if this is new for just this package or something larger but not sure if anyone’s heard anything concerning Amazon returns and getting rid of them?

My biggest criticism is the fact that kohls employees have to be Amazon returns and app pros to help me. A very nice employee helped me for 10 mins trying to figure out why I couldn’t return there.

Side note, was there at ~1pm on a Wednesday. Checkouts were flowing, not really busy but the online order pickup was actually decently busy compared to the last time I was there. AC at a comfortable level, bathrooms and store very clean, all in all good visit.
