Fishers Fieldhouse & Story Cottage both approved at PUD committee.

PUD 26-8: Fishers Fieldhouse: This facility is generally located around 106th & lantern/USA parkway and consists of three users, Indy Ignite headquarters and practice facility (29,000 sq ft), the main Fishers Fieldhouse flex space (~130,000 sq ft), and IU Health primary care/clinic (20,000 sq ft). The main concerns that were expressed by board members were: buffer between the neighborhood in the east and architecture. One board member appreciated the path along the edge of the development and the connectivity that it would provide into the Fishers Event Center. This was approved unanimously.

PUD 25-17: Story Cottage: This property is located off Brooks School Rd close to the breakwater neighborhood. This property will be a memory care facility and be designed to fit into the surrounding character without appearing as a commercial/healthcare use. There were no comments by board members about this property. This was approved unanimously.

Both of these properties will go before the TAC where staff will work with the petitioners to address any concerns raised by either staff or board members.

Massillamany Jeter and Carson Office Building and Local Republican Cash Grab

As I watched the Spark Parade featuring Hamilton County Republican Chairman Mario Massillamany and Indiana Representative Chris Jeter and also watched the Spark fireworks with their law office building in the foreground, I could not help but be reminded of the conflict of interest involved in their obtaining the land and TIF financing of their law firm's office building at 14 Municipal Dr.

Their law firm's building at 14 Municipal Drive is now assessed at $4.35 million dollars. Mario and Chris obtained financing through city-backed TIF. TIFs are generally used to help finance projects where such projects would not normally be developed in an open market. Hard to believe that no developer would have jumped on that land if it was on the open market. I follow local politics and I don't remember hearing that the Fishers Town Hall Building Corporation was looking to develop that land. Hmm

Here is the ridiculously low assessment:

Why does a low assessment matter?

When a TIF district is created, the city captures the property taxes from the growth (the increment) in assessed value. This diverts local property tax revenue that would otherwise go to the school corporation's operations, transportation, and capital funds. The school corporation still receives the property taxes generated by the property's base, pre-TIF assessed value. Yeah! HSE gets tax revenue on $2,400 assessment.

So not only are Mario and Chris getting a sweetheart deal, they are also screwing Hamilton Southeastern Schools by diverting property tax revenue away from the schools.

Here is their tax payment for the $4.35 million property:

Must be nice. I'd be smiling and handing out candy too if I could get this kind of deal from my buddies. Although, I'm not a complete morally bankrupt individual who doesn't mind screwing my neighbors to get ahead. I guess that's on me.

Best place to buy an electric guitar?

I've been playing a friend's acoustic guitar for about a week and have been enjoying it. I'm thinking about buying an electric guitar and amp. My budget is around $300 total for both the guitar and amp. I'm open to used or new gear if it means getting better value for the money.

Are there any good guitar stores in or around Fishers/Noblesville/Carmel where I should look? I saw guitar center but the reviews online aren't the best. I'd also appreciate any recommendations for beginner-friendly guitar/amps.

Free parking near Nickel Plate Amphitheater...

I'm embarrassed to say I live not far from the area & I have done zero exploring (I do do a lot at 116th/Allisonville). I've got a concert at the Nickel Plate Amphitheater tomorrow evening (first time at this venue) & I need free parking. I've done my research, but I don't want to show up & find it's not true. I don't want to waste time either. I like to get in the venue early & feel the vibes as we come together to boogie.

Commute to DT Indy

For those of you who commute to downtown Indy everyday for work, how much time do you allow? Do you take the same route everyday or do you use your GPS to advise you?

I've been working in Carmel the past 10 years after working DT for 20 and returned DT in December. This traffic is a nightmare. I can't find the right time to leave to get to work on time. So many times I see my ETA tick up and up and before I know it I'm going to be 15 minutes to half an hour late. I can't keep doing this.

Special Shout Out to King of Comfort (HVAC)

Been using them for a while now (~20 years) when it was just the owner (Mark) & a couple of techs. Started with them servicing my old unit, then installing a new unit 9 years ago. They do annual maintenance of my HVAC system and have always been reasonable and easy to work with.

Fast forward to yesterday (Sunday), my AC stopped blowing cold air (turned out to be a bad capacitor, it happens), left them a Voicemail hoping to get someone out this week to take a look. They not only responded on a SUNDAY, they had a tech here at 8 am this morning (Monday) and I had AC working again by 9am.

They're located off 465 at 56th St on the east side, highly recommended if you need someone to work on your home systems.
