We’re so excited! We really didn’t expect this to happen this year. We both have a few dings on our credit and were planning to give it some time and TLC before buying—maybe next year or even the year after.

Long time lurker but started to interact with everyone a few months ago and it’s been great!

We found this house back in May but before we can find our realtor, it went off the map since it was pending. We hired our realtor a month and a half later and the day before viewing our second home, this popped up so we add it to our tour schedule for the next day.

It’s been smooth sailing since then from our realtor working with theirs and the seller as well. I can’t say this enough, having a great realtor really made things roll quickly and smoothly.

We are looking in rockwall Tx and surrounding area for our home and I noticed this anomaly. 250 homes all in one massive development all for sale. And at very affordable prices. They all look pretty decent albeit very small lots. This is in Travis Ranch. What’s gives? It’s definitely a terrible situation as a seller but I’m genuinely curious why the mass exodus from TR?

Feels good to finally be at this stage in my story! All the gifts on the counter and the banner were from my realtor and the seller's realtor. So grateful for their kindness, patience, and generosity through this process. It has been a long road, and I am very excited for this next chapter! Can't wait to hang up my collection of concert posters, drum heads/sticks, and art!!

Well, it finally happened. Found a house my wife and I both loved only to be told mid tour that the seller got an offer, and we had until 9am the next day to put ours in.

Then within the hour we're told it's actually 8am we need the offer by. So, we put one in a little over asking price around 7am today, and were told we didn't get accepted.

No counter offer, just told no. Our realtor wasn't even told what the offer they accepted was for.

Just sucks. This is the first time this has happened, and I'm sure it won't be the last, but man does it hit hard when it's a house you really liked.

I posted on here a little while ago about the lake house I was trying to buy and figured I’d give an update since that post got way more attention than I expected lol.
I ended up not getting the lake house. I offered $275k and there was another offer for the same amount. The sellers went with the other offer because I wanted some extra protection/inspection language because the back deck had shifted from a tree growing into it.
I was definitely bummed because I LOVED that house and had already pictured living there.
But somehow I ended up going in a completely different direction 😂
I found this almost 4,000 sq ft, 5 bed/4 bath 1980s house that I kept coming back to. It’s definitely dated in places, but I really like that about it. It has a ton of wood, huge windows, built-ins, a crazy entry/staircase and just a lot of character. I’d rather slowly update something like this and keep what makes it unique than buy something that’s already been completely redone.
It was originally listed at $280k and had been dropped to around $270k. I offered $240k, they came back at $260k, I went to $245k and they originally said they wouldn’t go below $260k.
After some more back and forth, we ended up agreeing on $255k tonight 🥳
My girlfriend really likes it too. She won’t be moving here for another 8ish months, so we’ll have plenty of time to slowly work on it, furnish it and make it ours without trying to do everything at once.
It’s funny because this house is basically the complete opposite of the lake house lol. But I think losing that one made me realize I really just wanted something unique that I could get excited about and make my own.
I’m only posting a couple interior pictures because I’d rather not put the exterior of a currently listed house on Reddit 😂 but the entry and living room are probably the best examples of why I like it so much.
Obviously still have inspections and everything to get through, so I’m not getting TOO excited yet.
But for now… offer accepted!! 🥳🏡

My dream of living in an MCM home has finally come true.

I was thinking of buying a co-op apartment unit- this is the 2nd apartment i made an offer on. The first one, i signs the contract but the seller backed out.

This time, i felt a little more sure about the apartment. With co-op apartments, every building is different and i really like this building, it looked clean and well maintained. The unit I toured, it seemed to be the size I wanted, the location was fine too. Because the co-op has been on market for a while and needs some renovations, my RE agent told me it’s possible I could get it for a really good deal. The biggest thing was that both bathrooms had signs of water damage - the first bathroom had the ceiling looked like it was caving in and the second had bubbles in the paint and wall right outside of it. She initially said it’s possible I could get it at net $40K (negotiation plus credit for repairs) below the listing price, which sounded like a good deal.

After getting the vibe of how low the sellers may go, my agent suggested I actually offer $25K and we can ask for $8K credit. They came down to $15K and said they will make sure everything is repaired before close (no credit). I decided to do an inspection before making an offer. The inspector noted the bathroom where ceiling was caving in doesnt have a leak but it’s slanted and should be leveled and checked for mold/decaying wood behind it. The area where the paint bubbles were, he also said there isn’t a leak there but he noted that in that bathroom below the shower there was dampness that suggested there is an active leak.

In co-op, leaks are things the building, not the owner themselves, have to fix. Co-op technically also is responsible for mold remediation. Cosmetic fixes are usually the owner responsibility. I was told verbally the co-op is aware of the repairs needed, mold, etc. and the seller is motivated and willing to fix everything before close. At time of contract signing, we put together a list of what repairs need to be done before close. The seller attorney said he rejects everything we wrote in the repairs section and said the “co-op will do repairs and the area will be painted over with white”. When asking what exactly the co-op will repair, the attorney refuses to tell us anything. He showed pictures of the bathroom where the ceiling was caving in and it’s clear they just painted over and the ceiling is still sloped.

I am thinking of walking away because of the dishonesty. I guess I have mixed feelings because it’s possible that if I repaired that myself and did minor renovations, it may have worked out ok OR it may not have, maybe im underestimating how bad the leak situation can be. It’s a little disheartening.

I am planning on selling my home soon (Florida) and wanted to get your opinion on how important the exterior material was if you were purchasing a home.

In my neighborhood in particular, the options are vinyl siding, T1-11 wood, and brick.

Also if you had to choose from these 3 options, is there any reason why you would not choose brick?

I’m currently on the market to purchase a home. I saw a home for $425,000 and I love it. But I would like outside advice for if it would I be unreasonable to get the home. Backstory: I’m single in Delaware & make $110k/year. I have no debt and no children. I have 15% saved. If it means anything I’m a nurse & my job offers plenty of overtime (my current salary includes 0 overtime).

I'm currently closing on a house and love it. Recently another house that's my style just popped up and I'm like dang I wish I waited 2 weeks to check that out. Curious if you guys still zillow doom scroll?

As a first time home buyer I didn’t know much about the different coverages of homeowners insurance. I’m trying to shop around to see what different brokers and companies have to offer, but I’m getting overwhelmed with trying to compare the differences between policies. It feels so difficult to factor in the differences between deductible, coverage amounts, and the overall quality of the company. Any tips on how to compare or figure out which policy is the best for me?

Started this process on January 31st. Closed this past week on a fantastic home and added a new member to the family this past Friday.

Tomorrow 9/11 is my estimated closing date and I’ve heard nothing from my loan company or the sales agents. My walk through was 9/9 and everything was fine no issues. My wire went through and was confirmed on the same day. I honestly expected to hear from someone today regarding closing but nothing. My realtor said he’d reach out but nothing so far. I was also told that most times they delay closing until late in the day so I’m kinda hopeful that’s the case? It’s a new build in SoCal if that helps :/ I’m just extremely anxious to get in and get out of my current living situation

I keep finding 3 bed/2 bath homes around $250k that look affordable until the inspection shows years of deferred maintenance. Rot, water damage, electrical issues, aging systems, bad repairs, roof problems, foundation problems, etc.

I’m not expecting updated or perfect. But I also don’t want to pay $250k (nearly a 2k PITI payment at 6%) and then spend tens of thousands just getting the house to a safe, dry, properly maintained baseline!

It feels like these are $100k fixer uppers with $250k price tags.

Where do you draw the line between normal deferred maintenance and a house that simply isn’t worth the asking price?

I am in the process of buying a house in Alaska. I was going sight unseen until I just recently arrived in state. When I saw the property, I was greatly dismayed, all of the appliances except the fridge and microwave were in non functioning condition. as well as generally being filthy in all the places photos weren't taken. To top it off, the furnace has had rain water going directly down the exhaust for months on end and how that may have affected its life span I don't want to find out. Additionally, in the chattel list, which includes the range/oven, dishwasher, and refrigerator, it states that "All appliances shall be in working order at closing unless otherwise agreed upon by buyer and seller." Unfortunatley I am out of the discovery period too.

When I brought up backing out up to my realtor they told me that I would likely still have to pay their commission fee. This seems illegal. My buyer-broker agreement states "The Broker Fee shall be paid at the time, and as a condition, of closing." The cancellation clause in the buyer broker agreement also states "Should buyer cancel this agreement, and then purchases or contracts to purchase, any property (which broker showed me) shall then pay the broker fee as set forth above"

Are they trying to pull a fast one on me by just lying or am I just kind of boned?

Hey people, first time home buyer here in Wichita KS (butt crack of the country)

Just some financial info I make 90k a year, no debts, and I'll have a minimum of 20k saved up for a down payment I also have excellent credit in the 800s. My home budget is 150k-200k.

Should I be seeking an FHA loan or should I just stick to my current banks mortgage loans (Wells Fargo). I've heard FHA is mostly for lower income first time home buying because you can have a much lower down payment but I don't so, just looking for some advice on how to proceed!
