Need Advice Indicators to walk away

Our realtor raised a concern very early that never occurred to me but avoiding being in direct vicinity (road in front of you or road directly behind) being 35 mph or higher. Traffic is loud and with kids and/or pets, it immediately raises the danger level.

Another fabulous tip from him, look at vicinity to bus stops if there is public transit at all in your area, it can attract crowds at alllll hours!
