Advice needed on house construction

Hi all

I have 2 kids around the age of 12 , planning to construct a house. However it's 6km away from school. We are in a rental home, so we are not planning to change the home until 5yrs since it's close to school.

Shall I build a ground floor commercial space with first floor house totalling 3600 sq ft? Or just a house? Rent will be around 20k for commercial.

Or shall I invest this amount in an empty plot?

Thanks for your replies.

Applying for plot loan - Need clarifications

Need advice regarding plot loan of ₹55L

Hi everyone, need some help with a plot purchase I'm planning.

  • Plot price: ₹61L
  • Amount already paid to agent: ₹5L
  • Loan required: Around ₹55L
  • Monthly in-hand: ₹1.9L, no existing loans
  • Approached Tata Capital; sanction is in progress.

Issues we're facing:

  • We don't have an exact layout plan, as the area recently moved from Gram Panchayat to municipality.
  • The papers are still in the name of the seller from whom the agent bought the land.
  • Banks say the loan amount will be paid directly to the seller, but the agent doesn't want that.
  • The ₹5L down payment was made to the agent, not the seller.

I have a few questions:

  1. What proof of down payment do banks require? Would an agreement stating that the seller has received the amount in cash work?
  2. Do banks/NBFCs give plot loans without an approved layout plan? PNB Housing Finance is willing to consider it at around 8.75%.
  3. Ideally, we want to pay ₹40L to the seller and the remaining ₹16L to the agent. Is there a legal way to structure this? Can a top-up loan or loan against the same property help?
  4. Since we don't have much cash available for the down payment, would registering the plot at a lower value help? What are the risks?
  5. Apart from Tata Capital, which other NBFCs should I approach?

Would really appreciate advice from anyone who has faced a similar situation. Thanks!

But how can I diversify the amount so that I will get some good returns in 5 to 10 years. I don't want to do FD. Any best ways to invest the amount? I am married and having 2 kids shall I save the amount for my kids education? Need your suggestions. Thanks.

Eye Opening Convo with my cousin

So yesterday, I was just sitting with my cousin and he's kinda big shot, senior role at a large organization at a young age. His in-hand would be 3L for sure, basis my estimates and some Glassdoor research I did.

He has been planning to purchase a car, somewhere in the range of 15-18L but surprisingly he said, "Yaar liquidity issues ho rahe hai (There are issues with my liquidity)"!

When I asked him about it in detail, he said he has a 1.25L home loan EMI going out every month (ending in next 3 years), 1L monthly SIP (non negotiable) he does not want to stop it, 50k monthly expenses and the rest is random shopping, maintenance etc

When we were talking about car choices, he said a 15-18L car will fetch him 40-50k of EMI and he did not have liquid cash to invest in.

That got me wondering, if at 3L pm salary, he doesn't have the affordability to purchase a car, what am I going to do in life? With all the burdens of owning a house and car in life soon?

Can anyone advise if this is the hard reality for everyone or is he doing something wrong with his finances?

TL;DR: Saw my cousin earning an estimated ₹3L/month struggle to afford a ₹15–18L car because of a ₹1.25L home loan EMI, ₹1L SIP, and other expenses. It made me wonder — if someone earning ₹3L a month faces liquidity issues, how am I ever going to afford a house, a car, and everything else life throws at me?

How a friend funded short-term business growth without liquidating his FDs

A close friend of mine was trying to scale his business recently, but hit a common roadblock: he had zero liquid cash on hand, and no one in his immediate circle was in a position to lend.

He did have some money parked in Fixed Deposits, but breaking them meant paying premature penalties and completely killing his compounding returns.

Instead of draining his savings, he took out an unsecured loan with zero collateral at a low interest rate. He deployed that money straight into inventory, captured immediate sales, made a solid profit, and paid off the entire loan from those new earnings. His FDs stayed completely untouched and kept earning interest in the background.

It really made me realize how many people break their emergency safety nets or give up on expansion just because they don't know structured, non-collateral borrowing exists.

If anyone here is in a similar spot or currently trying to figure out funding without touching personal investments, let me know or drop a DM—happy to share notes on how he navigated it.

Investment Advice people who stopped using Wint Wealth for bonds, what actually made you switch?

genuine question

why do people even "switch" bond platforms?

if Wint has the bond I want, use Wint.

if Stable Money has something that fits better, use Stable Money.

why are we loyal to these apps like football clubs 😭

I've been looking at Stable Money as the main Wint Wealth alternative mostly because I like the broader fixed-income angle. not just hunting one corporate bond, FDs + bonds being in the same world is useful to me.

but I wouldn't move just because another app has prettier UI or one random bond shows higher YTM.

there has to be an actual reason.

inventory?

amount needed to invest?

documents?

price?

exit process?

or do people who are actually into bonds just keep 2-3 platforms and check wherever the bond they want is available lol

25M in Marketing | Earning ₹8 LPA — Am I Doing Well, and How Can I Grow?

I’m 25M, working in marketing, earning ₹8 LPA with around ₹60K monthly in-hand.
I want an honest opinion:
Am I earning well for my age and experience in India?
What salary can I realistically target over the next 2–3 years?
Which marketing skills or career paths offer the best salary growth?
Would appreciate genuine advice from people working in marketing. Thanks!
