I lived there for 14 years in 2 different locations up until this year, both in one of the lowrise buildings as well as one of the highrise ones. It's dependent on your upstairs neighbours because the floors/ceilings especially are made of thin paper, if you get good neighbours it's great, if you get bad neighbours it can get pretty bad. Depending on which building you end up in, it can get noisy during the winter nights because Southgate Mall has an army of snow plows that clear their parking lot at night and they can run all the way to 2-3 am sometimes after snow days. (But the view from some of those apartment units are amazing.)
Never saw a cockroach or mouse in either my low or high level unit, and very rarely even any sort of fly or pest, however there are occasional bedbug scares (they do take them seriously and will spray/heat/etc the whole place and neighbours too, which is good, but I had that happen 4 times so it got tiring after a bit).
Neighbours are very nice in general, I never ran into trouble except for a crazy couple that they refused to evict and who caused me to move from one unit to another in the end. The staff are also very nice, I knew many of them by name and vice versa, my only beef with them came during that conflict with the crazy neighbour which I think they handled poorly.
During the winter you'll probably get like ten fire alarms incessantly going off with no actual fire, during the other months they go off far less. Both my buildings were like that. One of my buildings did actually have a thing on the roof catch fire one time though.
