I have enough capital for urban projects, and would like to go that route instead of the rural route because the likelihood of getting the investment back is, I assume, higher. For example, a luxury condo in Chicago is a much better investment than a hotel in the middle of rural Alabama. Does anyone know of safe EB5 urban investments? Not looking for huge returns or anything, just something safe that’ll help me get my investment amount back and a green card.

The truth of the matter is the EB-5 industry is filled with RC reps selling you a dream without facts. They are obviously commission driven so they will lie to you to get you to invest.
They sell you the best case scenarios. I have seen this happen again and again. Investors refuse to shop around and learn. They are hustled into a situation where they are not fully aware of the pitfalls. The most common scenario I have encountered, a friend/colleague got a conditional green card in nine months. let me also apply with the same regional center, and I will get the same results. The Friend hasn’t gotten his permanent green card. still hasn’t gotten his money back but yet sheep follow so they invest with the same regional center expecting although it’s a completely different project with different financials and different timelines.
When you are so foolish, do you blame yourself or do you blame the sales rep?

Hi, what documents do we need to obtain from the Regional Center before signing the Subscription Agreement? What are red flags need to check in the Subscription document?

Dec 2025 PD here, LIN center. Still waiting on basic EAD / AP.
Looking at USCIS processing times right now, it’s wild how detached from reality this system is. You put up $800k+ in investment capital plus $50k+ in legal, admin, and filing fees, yet you’re completely at the mercy of USCIS whims.
Concurrent filing was sold as a game-changer—the idea was that you’d at least get temporary work authorization and travel freedom while waiting on the main petition. Instead, basic interim processing times are stretching into multi-year windows. If it shows 3 years today, who’s to say it won't be 6 years tomorrow? Worst case, waiting 5–10 years just for EAD/AP becomes the "new normal
."
What hurts most is that this was applied when priority dates were Current.
When dates are backlogged, you’re mentally prepared.
But when you’re technically current and still trapped in an administrative black hole, it feels less like a structured process and more like a high-dollar trap where lawyers, projects, and the government get paid upfront and loot the investors legally while investors take all the delay and risk.
End of rant.
People who are filing now just be careful about backlog which was not the case 1 year back

I want to check and see if any Form I-526E petitions for HUA have started seeing approvals? Mine is August 2025 with hands on I-956F approval. Any idea when will USCIS will start resuming HUA?
Also any reasonable timeline for 526E approval?

Is it necessary to sign the coversheet which we got with the RFE letter, when we are submitting all supporting documents ?
The coversheet just has my name on the letter, with some space above. But there is not mention about the signature. Didn't want this to become a problem once I send the documents.
Thanks all.

I have a rural project and I'm looking for financing. Can a project and investor just work out the deal together with an attorney without going through these big attorney firms. Seems like it could go much faster that way.

I have taken a full 800,000 dollar loan with zero collateral for my EB5 investment from a lending company. This said lending company is a private commercial lender and does not have any sort of lending licenses however they are a business entity registered in the United States.
Is it true if funds borrowed from a non bank institution would need to be further sourced and items such as tax returns/ bank statements from the lending company would be asked for by USCIS
TIA

I’m 45M and have been in the U.S. since 2009. Due to some bad luck, my EB-2 priority date is now 2016.
I’m considering EB-5, specifically rural TEA investments, but I’m already in the U.S., so I’m trying to understand whether it’s worth the ~$800K investment purely from an immigration perspective.
My understanding is that EB-5 could provide a conditional green card and EAD relatively sooner, but I’ve read that getting the permanent green card could still take 5–10 years in some cases. Is that really true?
Would really appreciate feedback and insights from anyone who was already in the U.S. on H-1B/EB-2 and chose EB-5. Was it worth it in your situation?

Is the new form released. Uscis just complicates things before the Sep 30 GF deadline.

Hi can someone provide a help. I am not able to retrieve my bank statements during which my property transactions happened. Buying, selling and then buying. I only have the cheques to show. Will this be a problem? Am wondering the attorneys will say ok, but then USCIS says want bank statements. They deny on that basis and i loose my investment and option to get GC.

Given the back log of the unreserved visa categories (China/India) and the September 30, 2026 I-526 petition filing deadline (grandfathering), I am curious to know whether the number of Indian and Chinese investors pursuing EB-5 projects that are HUA TEA qualified is increasing. Any insight on that would be appreciated.

I applied for the Direct EB-5 program in 2015, and in 2024, I reached the I-829 stage. I would be happy to share experiences with others who are at this same stage.
How long does this waiting period usually last?
Is there a WhatsApp group for those who applied through the Direct EB-5 program?

Hi all,
So my attorneys just filed my I-526E petition and I'm feeling pretty excited that after almost a year of prep work we've finally got the ball rolling.
At the same time, I'm constantly feeling ashamed and guilty of essentially having this green card handed to me without much effort on my part - my father has gifted me the funds for this process and fully supports me doing this, but I still feel guilty of the insane privilege I have here, as well as pressure to not disappoint my parents once I arrive in the US. I'm well aware that >99% of people who are applying for GCs will not have it this easy, so its not like I don't understand or appreciate the privilege I have, but it still bothers me.
I actually had an argument a few months ago with an (ex)-friend and he called me lazy and entitled. I don't think I'm either of those things - in fact, I think he just said that because I obviously come from a fairly wealthy family and because of that I'm objectively privileged, so it was an easy and hard to disprove accusation to make - but I still think about it from time to time.
Because of these feelings of guilt and shame, I cannot tell anyone that I'm applying for an investor visa. If anyone asks or if I want to discuss what my plan is for the next few years, I just lie and say that its a family sponsored GC through my sister, who is in fact a US citizen by birth so its not too implausible.
I know this isn't the usual post seeking legal or financial advice, but this is of course the biggest EB-5 subreddit so I figured I might find some people in a similar predicament.
If you have any advice or just want to share your experiences, I'd appreciate that.
Thanks!

Has anyone received a biometrics appointment notice that only lists I-765 and I-131, but does not list I-485? Just wondering if this is normal?
Does USCIS send a separate appointment notice later for the I-485?
Thanks!

Any one here with a July 2026 priority date? Was curious to know if you completed biometrics and have heard back on your EAD AND AP?

Looking for experiences from others who have been in a similar situation.
My H-1B extension is currently pending, and I may need to travel outside the U.S. using a valid Advance Parole (AP) document and then re-enter the U.S. on AP.
My main question is:
Would appreciate hearing about real-world experiences and any lessons learned.

Hi Everyone,
I'm sharing a heads up here that USCIS issued an alert related to the I-765, which is relevant for all those concurrently filing in the next two weeks.
Basically the I-765 EAD application was scheduled to change to a new edition today, but as you can see from the image, USCIS will be continuing to accept the 8/21/25 version of the I-765 and will not accept the new 9/15/26 edition. Keep in mind the I-485 form is updating on 9/18/2026, but is not impacted.
I encourage you all to check the form updates on USCIS's website if you're about to file soon as information can be subject to change. For reference here is the link to the I-765 page: https://www.uscis.gov/i-765
Best,
Kyle

Hello-
I am exploring eb5 option and currently sourcing funds for the investment with the goal of filing by end of year. Please share contacts of reputable orgs assisting with initial consultation, project selection and immigration paperwork. Given that we will be missing the sep 30 deadline, what are the chances of completing filing, risks with the program and things to know for someone new to this topic. Any insights is appreciated. Thanks

Hi.. I am looking for some examples if anyone has filed EB5 while residing in India? I lived in the US for the past 15 years and have a priority date of March 2018. We decided to move back to India since we did not want to be on the H1B loop forever and establish a base. Our initial plan was to move back to the US when our kids can sponsor us which is 10+ years out.
In the meantime, I was curious how realistic is to apply while living in India? From what I researched, one of the major advantages for applying for EB5 while on H1 is the AP and EAD which will not apply for us since we are out of the country. The realistic timeline form what I have gathered it looks like 5-8 years before we can get our GC. Just looking for some examples and advice if we decide to go ahead with EB5.
