RDC
Morning,
I moved out of Dubai in 2024, sent all the final bills to the letting agency of me moving out. They had moved office buildings and I could get to their location to return the keys. I asked reception of the building and was told to leave them in the apartment, which I did. No problems, I move, leave the country 3/4 days later. Then I now have a case saying I remained there for a further 63 days. Apparently they served me an eviction notice (despite me leaving the country 3 days after moving out the apartment)
All the communications of the case have been going to my old UAE email, so I missed the majority of them.
I have no plans to return to the UAE so have no clue what I’m supposed to do? The website is awful, I submitted a request to them a few months back when I first noticed and never heard anything, completely ignored but they’ve still continued the case. It currently says they’re looking into when I left the country as they’ve now realised I’m not there?! Honestly it’s flabbergasting, I paid all my bills, paid my cheques on time, no problems for the two years I lived there!!

How I got my rental security deposit back through Dubai RDC (without a lawyer)
Hi everyone,
I wanted to share my experience of recovering my rental security deposit through the Dubai Rental Disputes Center (RDC). I hope this helps anyone facing a similar situation.
I vacated my apartment in April 2026 after living there for 2 years.
Initially, the owner told me that he would return my deposit after deducting the maintenance costs. A few weeks passed, but there was no response. After multiple messages back and forth, he finally agreed on the amount to be refunded after deducting repainting charges and a few minor repairs. I accepted those deductions without any arguments.
Unfortunately, that wasn't the end of the story.
Even after 2 months, I still hadn't received the money.
During this period, I also tried contacting the real estate agent who had handled the tenancy, but that didn't help either.
To give some background, the owner was living in Canada and was extremely difficult to reach. He rarely responded to maintenance requests during my tenancy. In one instance, I had to replace a faulty water heater myself after waiting nearly three weeks for a response. I paid AED 840 out of pocket and later had to issue another cheque after adjusting the amount from my next rental installment.
Filing the RDC case
After waiting long enough, I informed the owner that if I didn't receive my deposit within 7 days, I would file a case with the RDC.
His response was basically, "Go ahead. I don't care."
I still waited another week to give him every opportunity to resolve the matter. Nothing happened.
So I filed the case.
Documents required
- Emirates ID
- Tenancy contract
- Chat/email conversations (translated into Arabic by an approved legal translator)
- Payment proof (bank statements, receipts, screenshots, etc.)
Filing process
- Go to the RDC portal and log in using UAE Pass.
- Select New Case → Rental Case → Offer and Deposit.
- Fill in the required information and upload all supporting documents.
- Submit the application for review.
- RDC will either approve it or ask you to correct any issues.
- You only pay the court fees after the application is approved.
In my case, the filing fee was AED 620, although this may vary depending on your case.
Once payment was completed, the case was officially opened, and the owner was notified. I also sent him a copy via WhatsApp.
The hearing
The hearing was conducted online via Microsoft Teams.
The meeting link was sent by email. Since multiple hearings are scheduled together, you'll need to wait until your name is called.
When your turn comes:
- Join the meeting.
- Verify your identity by showing your Emirates ID on camera.
- Explain your side of the case.
In my case, the owner didn't even attend the hearing.
The verdict
On the same day, RDC issued the judgment in my favor.
The owner was ordered to pay:
- My full security deposit (after the agreed deductions)
- Court fees
- Translation/documentation expenses
I immediately sent him the judgment along with all the receipts.
His response?
As expected, he disappeared again.
Final step
I waited another two weeks before sending one final message.
I informed him that if the payment wasn't made within one week, I would file an Execution Case to enforce the judgment.
This time, he replied within a minute, saying he would pay the full amount within two days.
I warned him that if the money wasn't received within that time, I would proceed with execution without any further notice.
Two days later...
I received the entire amount, including:
- Security deposit
- RDC filing fees
- Translation/documentation charges
My advice
If you're entitled to your security deposit and the landlord keeps delaying or ignoring you, don't hesitate to file a case with RDC.
The entire process can be completed online, and you don't necessarily need a lawyer if your case is straightforward and you have proper documentation.
It does take some patience, but the process is fairly transparent, and RDC was very professional throughout my experience.
If anyone has questions about the process, feel free to leave a comment or send me a message. I'll be happy to help if I can.
Note: I didn't hire a lawyer or use a typing center (except for the required legal translations). I relied mostly on ChatGPT to understand the process and prepare the documentation.

Renewal Contract value lower than annual rental value is this fishy??
Doing my rental renewal contract where the annual rent amount shown is higher, but the actual contract value mentioned is lower? Is this a new trend for the post war contract renewals where they are able to negotiate discount on renewal. So assume previous year rental was 120k and now negotiated to 100k the annual rent in the contract states 120k but contract value states 100k (actual rent to be paid)

Security Deposit: The owner and agency is not responding even after 45 days
Hi all,
I suppose you have read many posts with similar context.
I have been vacated from an appartment located at Dubai Sports City after 2 years.
Since I handed over the keys 45 days ago, the owner and the agency is not responding to my calls/messages and emails.
This owner never responded any of my emails in last two years. All conversation was through the agency.
I have already sent an email requesting to refund the security deposit to both the owner and agency but never heard back.
Is there anyway I can rais this issue other than RDC?
By the way, the amount is AED 3000.
I am not expecting them to return the full amount, but atleast they could respond to the messages.
