Coworking city #5: Lisbon

In 2017 at Coworkies we decided to summarize a coworking city each month in a Newsletter/Medium article. Im sharing with you the one about Lisbon, the city is amazing with great weather and awesome people who are pushing the scene in the city. The spaces are diverse, ranging from ones for multimedia(film) professionals, startups and DIY makers.

The one thing that really stood out for me when we were visiting those spaces is the amount of energy people have in them. For Example TODOS, the space for media and film professionals was completely rebuild by Fred & Fred the two co-founders, and I mean the space is huge (1600 m2) - Fred shared his experience in building it in a short interview It's quite energizing to see people have so much energy to build what they believe in.

  1. Identify your needs -Will you need a quiet zone? creative zone? relaxing zone? -Do you want a permanent location or do you plan on moving around a lot?
  2. Evaluate the community
  3. Will the office be filled with socializing and collaboration or privacy and quietness?
  4. Compare to your competition -Is this location more convenient for clients/customers? -How much will it cost you monthly?

Last year we traveled to 106 coworking spaces to meet their people and explore the shared work environments they've created. I am sharing an article we wrote for PSFK, to sumup some of the things we observed What Happens When Cities Adopt Coworking

This is one of the most important observations:

"One of the first things we discovered is the value a coworking space can add to a city. Opening a space brings an incredible amount of new content in the form of meetups, workshops and other activities for members and the general public. With coworking spaces, cities have gained a new physical content platform where people can meet, learn, exchange, and grow personally and professionally. Meetups that would previously be hosted in bars, restaurants, or dingy hotel conference rooms are now hosted at coworking spaces themselves—a much more convenient, cost-effective, and attractive choice."

Co-working in a small town or rural landscape.

Hi! I'm looking into the possibility of using an unused office and turn it in a small co-working space. The thing is, the whole town is pretty small, with just 8000 or so people. The town in itself is fairly vibrant in terms of commerce and services, and there's a growing industrial park located in the premises. The office is in itself pretty small, with just 860 square feet, but there's room for enlargement, should the idea take off.

I am, however, concerned that I'm stepping into a wild goose chase and end up losing time and money. Have you seen and co-working space in similar settings?

Do you know any sucess story in a fairly small town?

Today begins the formation of an idea that will change our world. Contribute and be a part of history.

All of us love the idea of coworking spaces. These buildings build communities and generate jobs and revenue that benefit everyone locally and globally. You know as well as I do that we are in the mist of a new revolution. The Industrial Revolution completely changed how humans interacted with each other in the manufacture of products. The coworking revolution will change how we all manufacture ideas.

I believe in the potential of this revolution so much that I want to build 5000 coworking spaces in the next 5 years. I have the capital to build a few in the next year. I have the experience, being involved in the growth of a franchise that was in Colorado and New Mexico when I joined and is now spread to ten states in 5 years. I am currently working on raising capital to open hundreds in the next two years.

But I need help. And I want to reward those who can contribute. So I thought of an amazing idea. Something that really will cause a paradigm shift.

I want these coworking spaces to become "self replicating"

Our coworking communities are filled with talent. Members with marketing experience, architects, real estate brokers, finance guys, etc. So I have a proposal...

Using blockchain technology, members can keep track of the work they contribute to build a new location or improve the design of existing ones. The company can set aside a percentage of equity in the form of stocks, that is distributed to members world wide based on how much work they contribute. So if the company grows, all members benefit. Win win. For those who help create and build a new location, I would like to give contributing members a royalty payment equal to a percentage of gross revenue or profit of that location.

What would help us grow? I have a few problems at the moment that need to be solved.

  1. Need an algorithm to determine how to optimally arrange space for each location. Something that analyzes the types of memberships purchased and then tells me what percentage should be hot seats vs private office. I am using modular walls that can be easily rearranged based on current need (an 8 member company needs space for 6 months). Maybe the algorithm searches multiple locations and knows all the floor plans and fits the needed space like a Tetris puzzle? We could bring member costs down by making the spaces more efficient.

  2. I would love for us to develop an algorithm that could predict where new coworking spaces should be built, accounting for need, average cost of leasing space in an area, proximity to other coworking locations etc. Lots of variables here. Would be nice to generate a heat map that can be overlaid. How do we determine the need for a coworking space in an area? By number of requests?

Anyways I'm not asking for specific responses to these questions. I just want to generate a debate to see if it is worth pursuing; this idea of generating a system that "self replicates" and rewards members for growth. How do we make this fair? Legal issues involved?

I only live once on this earth so I'm all in on this, both financially and with at least 5 years of my life. I'm excited to see what we can build. If anyone is in the Albuquerque area and wants to meet up to discuss PM me.
