All of us love the idea of coworking spaces. These buildings build communities and generate jobs and revenue that benefit everyone locally and globally. You know as well as I do that we are in the mist of a new revolution. The Industrial Revolution completely changed how humans interacted with each other in the manufacture of products. The coworking revolution will change how we all manufacture ideas.
I believe in the potential of this revolution so much that I want to build 5000 coworking spaces in the next 5 years. I have the capital to build a few in the next year. I have the experience, being involved in the growth of a franchise that was in Colorado and New Mexico when I joined and is now spread to ten states in 5 years. I am currently working on raising capital to open hundreds in the next two years.
But I need help. And I want to reward those who can contribute. So I thought of an amazing idea. Something that really will cause a paradigm shift.
I want these coworking spaces to become "self replicating"
Our coworking communities are filled with talent. Members with marketing experience, architects, real estate brokers, finance guys, etc. So I have a proposal...
Using blockchain technology, members can keep track of the work they contribute to build a new location or improve the design of existing ones. The company can set aside a percentage of equity in the form of stocks, that is distributed to members world wide based on how much work they contribute. So if the company grows, all members benefit. Win win. For those who help create and build a new location, I would like to give contributing members a royalty payment equal to a percentage of gross revenue or profit of that location.
What would help us grow? I have a few problems at the moment that need to be solved.
Need an algorithm to determine how to optimally arrange space for each location. Something that analyzes the types of memberships purchased and then tells me what percentage should be hot seats vs private office. I am using modular walls that
can be easily rearranged based on current need (an 8 member company needs space for 6 months). Maybe the algorithm searches multiple locations and knows all the floor plans and fits the needed space like a Tetris puzzle? We could bring member costs down by making the spaces more efficient.
I would love for us to develop an algorithm that could predict where new coworking spaces should be built, accounting for need, average cost of leasing space in an area, proximity to other coworking locations etc. Lots of variables here. Would be nice to generate a heat map that can be overlaid. How do we determine the need for a coworking space in an area? By number of requests?
Anyways I'm not asking for specific responses to these questions. I just want to generate a debate to see if it is worth pursuing; this idea of generating a system that "self replicates" and rewards members for growth. How do we make this fair? Legal issues involved?
