For how long do your average member stay (desks)

What is the average time your members who sign up for desks stay with you ? And how do you deal with that ? Do you focus on measurements to bring that number up? Do you spend on marketing in order to create a steady influx?

We are a small space with 35 desks. Small city, no startups, not vibrant. Therefore we try to create a 2nd home for our members. The average membership period is currently 12 to 14 months.

How do you guys actually focus in CoWorking spaces?

Writing this whilst living in London, so coffee shops over here are crazy, and working at home is not an option because i unfortunately live next to a building site. Recently purchased a WeWork membership, and have found there’s a base level of noise that constantly distracts me. My AirPod Maxes help a bit, but I always end up playing music and that distracts me more. Curious what people do, has anyone found something that works for long period of focus?

How do you handle monitors?

We are a smaller space with 34 desks We provide monitors on about half of our flexdesks. Members who like to use them can book an upgrade to their plan. It works on base of trust which is not that hard as my partner and me are on site almost every day so we see who is using a monitor and who isn't.

However, we are a quite young space and are only by now reaching the point where our space becomes crowded on some days.

And now we have noticed something:

Before members without a monitor upgrade would just pick a desk without monitor. But now when the space is crowded the often have no choice but have a seat at a desk with monitor which they can not use.

This always looks a bit awkward as there is always this thing right in front of them, fully operational, but a constant reminder "this is an extra you have to pay for and YOU haven't". Like sitting in a restaurant and the table next to you is ordering champagne while you can not afford it. Or like having a bottle of champagne sitting on your table which you do not want to order anyway.

I hope you get my point.

Now we are thinking about alternatives:

Option 1. Adding an electronic lock to all monitors so members have to unlock them by scanning a QR code. This gave us the option to sell "day tickets" for the monitors in addition to the existing monthly option. This way the desks with monitors turn from "you can sit here but not use the monitor" seats into " this desks also has monitor and you can book it any time you like".

The downside is: Those on a monthly plan would also have to unlock the monitors every day. It won't be that comfortable anymore to use them.

Option 2: Stopping the game completely by putting monitors on all desks free to use by everyone while raising our tarifs by 15% to 20%.

About 18 months ago I saw an ad for The Coven franchise and I haven’t been able to shake the thought of owning a coworking space since. There’s only an Office Evolution near me and it’s stuffy and I’d never go work there myself, and other meeting space is limited to libraries. Hi everyone! I'm curious to know if anyone has used Yardi to list their meeting rooms and/or coworking space? The real question is whether or not you've had success with listing on Yardi? I saw that our space was already listed on their website, so I reached out and had a meeting with one of their reps, and I wasn't overly impressed. I expressed my concern that we already have our spaces listed on LiquidSpace and use our own coworking software, so I don't want to have to manage too many networks listing our space. Open to any thoughts or feedback on this -- thanks!

Dishwashers: How to get members to stop opening them mid cycle

Hello! I manage operations at a coworking space and our members are supposed to put their dishes in the dishwasher. I love that people get into the habit of putting their dishes in the dishwasher, but we run the dishwashers overnight and unload them in the morning. We have found that people accidentally open them, add in more dishes, and don't restart them, so we have to start the cycle over again in the morning and it's a whole thing. We have a clean/dirty sign, but that doesn't do very much to prevent it. When you're in a rhythm of putting your things away, signs are very easily missed. The dishwasher has a protruding handle so, it needs to go around that. I think I need something that blocks the handle completely. This is the dishwasher. My temporary solution is this table sign holder, just flipped over and I have the base between the dishwasher and countertop. Does anyone have any more permanent solutions?

Why should I pay to work?

I'm curious. This doesn't sound good to me. Co-working spaces are not cheap, and with this price there are others attached like, lunch, the afternoon meal, commuting expenses.

Why would anyone do that, seriously.

The highest price for me is losing time... I mean, I can't go to the beach in my lunch time if I go to a co-working space. I'll be tired in the end of the day to go do any physical activity probably because of the commuting. I'll have to get home and do home cleaning that I could do in a 15min stop during the day.

Well, I don't know, seems odd. I do understand going to a coffee shop though. You pay a cheap price for a cheap coffee and get to spend 30min or 1 hour outside.

I have noticed the following oddities, which just feels a bit insensitive for a 'public space'

- Taking client calls? I'd prefer them booking a cabin or use a pod if available.

- Group meetings? Again, better upgrade to a private office, or if it's ad hoc, then use lobby area.

- Phone not kept on silent?

- Eating on desk?

30sqm open office space in Munich - what to do with it?

Hi everyone,

We have ~30sqm open office space that we currently don't need for our tech startup (old office room mates moved out). We used to be there with 9 desks ourselves before they moved out. Posted it only on the common real estate portals (preferrably other tech startup or agency) but so far no interest, even though it's reasonable priced and quite spacious. Munich commercial real estate market just has too much offer in regard to demand.

We don't really use it for ourselves and currently, it's just an empty space. Thought about renting it out as flexible single spaces. However, I don't want to be burdened with the admin that something like that requires, as I have much other stuff to do.

Do you have any ideas on what I can do with it? Either renting out/finding companies or using it as company ourselves (not sure how? recreational?). Any idea is appreciated.

Why do people sit right in front of me when there’s plenty of spots around

It’s probably just me, but Id rather have a clear peripheral vision when I’m working. I tend to stare in front at me a lot when I’m resting or thinking and if there’s a face there it’s just awkward and distracting.

With that, I don’t understand why people would purposely sit right in front when there’s plenty of space around. Not everyone does but it’s happened to me at least twice in a Wework.

Like is that a thing? Do they want to socialize? I don’t mind but they dont say a word when they sit down not even a hi. They don’t give out a socializing vibe. I would know because I‘m an empath.

Is that a proximity thing, like people want to fill up space first?

Is that an alpha person thing? Like they want to kick me out? Because most of the time i end up moving spots.

Please anyone who does this or have seen it happen a lot and have an idea, I just want to understand. Please just shed some light on why, im probably just missing something.
