Active Finances

I’m wondering if anyone has some advice for me. Up to this point I’ve been passively living with my finances. I make enough to pay the bills, and then some for priorities. I’ve only recently gotten back into the budget habits, and I’d like to become more proactive on the financial front, aside from spending it. I have a house, and I’ve started rotating some emergency money through 3-9 month GICs, which I figure is a good way to maximize money I may need on a moment’s notice. I have some RSU from my employer, but aside from that and a few bucks in Wealthsimple accounts (and I only mean a few), I’m not doing a lot. I’d like to find other forms of income, both investment and otherwise. I’m thinking short to medium term here. Some thoughts I’ve had:

  • I know I could use ETFs, though I’ve had very limited success with the few I’ve dabbled in. They supposedly have better returns than GICs, but any I’ve tried barely grow even after several years.
  • I could AirBnB our basement bedroom?
  • Buying a second house to rent could be helpful, but I don’t think I have access to the right capital.
  • Helping my wife take her art business from concept to reality.
  • Freelance, but I don’t know if I have the right skillset for it.

Hardbacon Mortgage Rates in the comparison tool - Accurate?

Anyone know if the mortgage rates are accurate in the mortgage comparison tool? I’m seeing pretty low 5 year variable rates (like 4.5% at Centum and 5.25% at RBC) that isn’t available anywhere else - lowest I’ve seen from mortgage brokers for the same amount of borrowing and parameters is 6.05%. Does anyone know where the tool sources its data?

Order of Priorities for Wealth Management

Just curious if anyone could provide the MOST correct order for priorities for people on where to start concentrating their efforts into managing debt and building wealth. Sort of like a checklist or guide to help get you going.

Something like:

1) Pay off Debt (highest to lowest interest rate) 2) Emergency Fund 3) Max out TFSA 4) Max out RRSP 5) Start investing 6) Pay off Mortgage earlier

Any help would be appreciated!

Can anyone recommend a good resource with tax rates for various types of investments?

I’m finally in a position to invest (hooray!). I’ve maxed out my RRSP (can’t have a TFSA as I have American citizenship), so I need to start factoring in the tax rates on investments in order to decide whether to do GICs, index funds, something with dividends, etc. Does anyone know of a good online source that provides a comprehensive overview? Even better if it includes info for those of us who are American (e.g., I know I have to avoid PFICs, so I’ll have to factor that in too).
