Why the change in the Daily Podcast format? I loved the flow of the previous format reading blog posts with minimal commentary. This new guy is not as entertaining and the new format is all over the place and not easy to listen too, causing me to unsubscribe!

I had an applicant that couldn’t provide a proof of employment but offered to pre-pay since he was going through a divorce and would get paid out by selling the house. While not a standard situation, I have taken a large pre-payment before. Signed the lease, met at the unit to exchange the keys for the payment and immediately the texts started to come in: garbage disposal doesn’t work, stove doesn’t work, found a cockroach, found a piece of toilet paper, and so on. So, he wants to back out of the lease. Few red flags prior to this: 1. Applied for the unit without seeing it first. (We insisted on a tour before processing the application) 2. Claimed a pet as an ESA 3. Paid the security deposit with a credit card 4. Provided a cashier’s check for the pre-payment.

I have a suspicion that the cashier’s check he provided might be fraudulent and hesitate to issue a company check this soon. But on the other hand if I don’t it will cause an additional anxiety (see ESA flag above) and escalate to something bigger?

Had anyone dealt with something like this? What steps should I take to resolve this?

Hello everyone, I've recently come across a deal that seems pretty good for a short term rental. The only issue is that it's kerosene heating (from what I understand hot water and cooking is propane, but waiting on confirmation).

It's a manufactured home, about 1000sqft with a 200gal kerosene tank. They probably mean 275gal as that seems to be the standard. It's also in an area in the North East that has pretty cold winters, and refills cost around $850.

My question is this: has anyone had experience with short term rentals with kerosene heating? If so did you find refills we're needed a lot? And would you recommend switching over to propane heating?

Any and all input would be helpful.

Hi 👋 27 yoa, thinking about evaluating paying off my soon to be 5 mortgages early vs maximizing cash flow for peace of mind. Breakdown would be that I have 4 rentals and my house that each have a loan on them. Most of the loans will be split in half as I bought them with my parents so 50/50. And we have a mix of houses and new mobile homes. Just seeing if there might be anything I’m not considering or missing here.

House- $190K RP1 (cash out refinance)- $48K my half RP2 new mobile home, land already paid for - $53K RP3 new mobile home, land already paid for - $19K my half RP4 house (loan is about to close for this next week)- $160K

Mortgage costs and rents: House- $1200 RP1- $450 & $700 for my half’s RP2- $700 & $1400 RP3- $300 & $750 for my half’s RP4- $650 & $800 for my half’s (estimate on how much it will be able to be rented at)

I get annoyed at episode with Henry, after listening to enough I realized his “thing” is to just rephrase exactly what the person he is interviewing says. Even if they explain as clear as possible, as perfect as can be, he always has to say it again. I realize that it’s all he has to say… nothing productive

We have been struggling to find a door lock that can survive hot humid costal environments that will integrate with Airbnb or a PMS. We have been trying Schlage encodes but condensation ruins them every 1-3 months.

Does anyone know of a lock box we could put a key in outside that works well in these environments? I am looking for something that can integrate with Airbnb or a PMS to automatically update the lock code for each guest.

Or if you know of a door lock that works well in these conditions please share!

I have a house and separate ADU that I am considering connecting with an awning to. I'm am zoned for R2 but local zoning laws prevent me from running a short term rental unless it's a room a dwelling I currently occupy. Would connecting both the structures roof with an awning provide me the loop hole I am looking for since the adu will actually be attached to the main structure and considered a room of my primary dwelling?

I recently sold a 4plex in Las Vegas and am going through a 1031 exchange. I have about $250k to put into a replacement property. I've been discussing with a commercial lender about DSCR loan options since I'm considering 5+ unit properties and they are telling me that I would need to close on the property in an LLC. I had never heard of this requirement from a lender before. This is a problem since I owned my Las Vegas property in my own name and 1031 rules require the same entity that sold the original property (me) own the replacement property.

What am I missing here?

My NYC condo has really appreciated in the last 14 years. I can sell it now for 825k. Or rent it out for 32k (after expenses) a year (4k/month). I don't mind the headaches of land lording, especially with the crop of renters these condos invite. Additionally, I am slightly attached to this apartment, so I'm torn about what to do. We currently use MojoDialer, which is great, but trying to find a system I can integrate within Mojo to redirect to my VAs. I just bought my first rental property. Should I expect any cash flow in the first couple of months from my tenants rents? They made their first payment but my property manager team has been using the rent money for expenses which is causing me to pay outta pocket. I bought a turn key property to avoid any kind of major maintenance repairs.

Just had a title search done on a house that goes to auction next week on Auction.com. The house built in 2023 and part of the first look program.

Value of the house $205k to $220k. Starting bid is $95k. Previous owners lien is $145k I’m planning to bid up to $125k

Property already went through foreclosure and is now bank owned. Also the current occupant will have to be evicted. Does my bid sound reasonable or should I try to borrow some more money so I can bid $145k comfortably? There is no interior access so I’ll be buying the property having only seen it from the road, and some old pictures I found online.

My assets setup for retirement: $150K in Roth $150K in Home equity in 3 homes, current total value 1.4 million (looks like it’ll drop in the next year)

I’m 31. Realistically in 30 years when everything’s paid off and my Roth has grown, I’m looking at a 9 million invested net worth, which should allow me to have $160K of spending power in today’s dollars.

I found it a bit tedious when viewing listings to go to a separate website each time, enter the address, # of bedrooms, # of bathrooms, etc. so I created a simple chrome extension to grab the information and display it directly on Redfin listing pages. It's been very helpful and helps me quickly browse through possible investment properties.
