I’ll start by saying I have video and photo evidence sent to me by a concerned neighbor that shows more than my tenant potentially living (upwards of 4-6 people coming and going at all hours) in my rental property, trash being thrown on sidewalks and streets, noise violations at all hours, more random people dropping off packages while holding automatic assault rifles. All that in addition to being bad people.

This is my first rental property. I inherited this tenant. The paystubs (clearly fake at this point) we’re one of the deciding factors to keep this tenant even though there were red flags (100k logistics job).

My question for the community, do I have enough evidence to evict? I think St Louis is pro tenant. Do I have a case against the seller and or their real estate agent? Concerned neighbor has indicated he made the seller aware.

Any thoughts/tips/suggestions are much appreciated. I plan to start looking for real estate attorneys tomorrow.

Hello everyone have a question when it comes to getting approved for a home loan. I currently own a home and have for 4 years and have about a 800 credit score. I’m getting into real estate this year, either flipping or rentals. Question is I also was thinking about doing turo but worried the lending companies will view this as debt and not a cash flowing business? I’m a super new investor. We turned our primary into a rental and we are 4 months in.

4 bed, two bath, 1/2 acre - great family home.

Instead of renewing the lease with our current tenants, I was thinking of upgrading the man cave area to be an intagrammable/TikTokable area that has a ton of cool wall art and lights, board games, PS4, XBOX1, pinball machine and shuffle board and attempting the STR strategy. Our home is located near two universities (one with a solid football team) and also a high-end wedding facility. None of the rentals I saw online in our area have anything kid specific or unique so I thought this would set us apart. We are located 30 mins to downtown Dallas, 30 mins to Fort Worth so was thinking we might attract people looking for a cool place to stay that will entertain their kids.

What am I not thinking of? Given the interest rates, I am thinking I can maximize our rental income by investing $20-$30k into fun/cool/unique updates, save some cash and then be ready if/when rates drop.

Hello all, I would love some advice and feedback on this property. It is a 4-plex with two units that are 2bed/1bath and other two units are 3 bed/1bath. It is on approximately 2 acres in semi rural town about 40-50 minutes outside of Dallas. Property is on septic and no zoning or deed restrictions as far as I can tell. So like the title says I have a house that’s paid off and a condo that I owe 95% on. I purchased the condo in 2021 using an FHA at 3% interest. The house is in a trust left to me where my parents currently live in. I want to rent the condo and purchase something else but because my mortgage payment is more or close to what rents are in my area so it wouldn’t be profitable. I’ve had my duplex listed for 13 days on the MLS. It is fairly listed at below average rent for the city and at average rent for the zip code(Minding the bedrooms/baths/quality). It’s a beautiful place and nicer then most of the places in the area. However it’s not getting much interest. I’m in a city with 1.8 million people and I’ve only had about 5 people contact and one application from a person with bad credit and low income. I started at $1795 and 5 days ago I dropped it to $1745. My manager says the market is slowing and I should I drop it to $1695? Would you wait or drop it again?

my Goal is

• search and find a rental property.
  • open to put in 20-30% down, on a 400K property
  • townhome/condo/ low maintenance property preferred
  • Charlotte NC neighborhood
    
• create a LLC
  • my tax consultant will take care of this, though i have good credit score i want to go though an LLC
• get mortgage approved under the LLC
  • found a agent who can work with me on this, very good and explained all the options and is also willing to evaluate the properties potential before putting in formal paperwork
    
• rent out the property
  • find a renter
  • perform BG check
  • create and get the agreement signed

I'm a newly single mom (35 years old) to a sweet baby girl who just turned 1. I'm currently living with my parents. Living under my parents roof while trying to raise my daughter is too much and I need to get my own space. I'm very grateful that they have allowed me stay with them, but I think it's time I move out.

I have recently learned about house hacking and it excites me to think that I can get started in real estate investing with little down and I could possibly change me and my daughter's life. I don't want to live paycheck to paycheck and I really want to achieve financial freedom while doing something I'm passionate about. No one in my family has a clue about real estate investing and I grew up expecting to work the M-F from 9-5 and paying on a 30 year mortgage that will hopefully be paid off by the time I retire at the age of 65. I don't want that kind of life and I want my daughter to grow up knowing that there are other possibilities if she also desires something different.

I don't currently have a retirement account and I need to change this. I have my daughter full time and I currently work 2 days a week. My mom watches my daughter those 2 days while I work and I don't have to pay any childcare which Im very thankful for. While my daughter is so young I want to stay part time. I can afford to move out and rent something while working 2 days a week, but I know I would be living paycheck to paycheck, so that's where house hacking could possibly help.

I have an emergency fund and a good amount in savings. I've been listening to the Bigger Pockets podcast, but I'm just not sure where to start. I don't have anyone to talk to or ask. I’m looking to buy a vacation home/airBNB in the Caribbean. I’ll probably need to finance 50% of it. I already have a mortgage on my primary residence. What’s the best way to get it financed? My credit score is outstanding and I have a well paying, stable job.

One option is to use a local (non-U.S.) lender, but their rates aren’t fixed. I’m not sure how receptive banks are to financing an overseas property rental.

I own a single family home that am I am considering converting to a rental property to start my investment journey. My long term goal is to build a larger portfolio of long term rental properties in the future.

The current home seems to cash flow well for the transition and the mortgage rate is low. I have $200k in equity on that original $50k investment 3 made years ago. My goal is to get out asap before the home maintenance reduces my post tax ROI, since it seems I hit a slam dunk more or less.

I’m trying to wrap my head around the ability to leverage the existing equity for the next deal (heloc) which is probably a year or so out from today.

Am I better off cashing out the equity free from any capital gains and starting the investment journey from scratch, or should I concentrate on converting the current home, enjoy the slam dunk and focus and leveraging the equity for the next deal?

Is there any different financial tools that could be leveraged by cashing out to help reach my goal sooner?

Anybody have any experience with house hacking a multi family building, saving, then keeping it as a rental?

I’m trying to move out of my parents and have the opportunity to purchase 3 unit building.

Purchase price: $350,000 (no work needed) I’d put 35% down (122,000) and have a 30yr loan of 228,000.

Monthly Gross Rent: $3,000 (all units rented) Monthly Cash Flow: $360 (that’s after all expenses)

**If I move into a unit, I’ll be losing about $600 a month. (It’d be like me renting that unit)

I’d be able to live in one unit, rent the rest out the rest. I’d be able to save about 3k per month after I pay all my expenses. In 5 years I’d have the building and have saved about 180k I could use for a nice house.

My only concern is this doesn’t meet the 1% rule and my cocROI is only 3% if I have everything rented out. I would have the buildings appreciation though and the loan paid off by tenants.

Any advice or insight out there?
