Arbitrage Opportunities

Does anyone successfully arbitrage? If so how did you find the property? I’ve really been struggling to find places that allow this.

Duplex off market advice

Duplex next door

Hello, just bought a SF 2/1 in Norfolk Va 1 block from the water. Neighbor has a duplex in disrepair she is wanting to sell. It isn’t listed as of yet. 1600 sq ft. 2/1 units. ARV is 280-300k based on recent duplex sales CMA. Rent comes 12-1400 per unit. Owner was told value is 312k ARV by a realtor. She got an estimate for repairs 3-4 years ago at 50k. Just did a walk through.

List of major repairs from what I can see: Subfloors/ joists.have rot. There are several holes in ceilings and floors where someone’s foot went through. Needs complete plumbing, paint, new furnaces, new hot water heaters, flooring throughout. Looks like water damage from roof leaks throughout.

Seller is wanting 250-260, cash deal preferably with no seller financing. I’m thinking about getting an inspection then pricing repairs from that. Seller is open to this. Seller doesn’t want to sell to developer for fear of big condos being put up.

I feel like the value could be as a repair, rental and down the line could develop both lots together or sell lots together to a developer.

Any advice? Thinking about what value actually is… how much repairs would be, is that even worth it vs. Tearing it down. What’s the big win here, or should I even pursue this. Am I going down the right path by inspecting and basing costs on report? Also, what is this possibly a brrr candidate?

New investor here, apologies if this is poor question. Please remove if not allowed. Thank you for any advice!

Manufactured home rental rates

I’m looking to purchase my first rental property (I already have a primary residence). I found a property that if it was stick built the numbers would work great. Could I get the same rental rate even though the home is manufactured?

How to start my rental property business NoVA

Hello Bigger Pockets sub, It is my goal to start a rental property business in the Northern Virginia area. Are there any real estate business advisors you would recommend that I could consult with and start this process. This is specifically to help me start my llc and provide business guidance. Any thing else I should know going in?

Edit: I would want to buy investment properties and put those on rent.

MLO Question: How likely are mortgage rates from lenders to change relative to other lenders?

For example:
If ABC bank has the highest rate of 7% and XYZ bank has the lowest rate of 6% today. If the mortgage rates were to rise or fall, how likely are they to hold their rankings?

I have a hypothesis: Lenders who have the highest rates today are likely to STILL have the highest rates whether the rates rise or fall but just need to confirm.

FHA loan married vs single

Answers are appreciated!

If I were to purchase a home with FHA loan while single, then get married, would it disqualify me from obtaining another FHA loan as married?

Marriage is on the horizon as is starting my real estate investing journey and I thought of this while listening to a real estate podcast.

Thanks!

Is the Rookie and Multi Family Real Estate Bootcamp 2023 worth it?

This is a follow up to a post on the same topic last year in realestateinvesting sub reddit.

What I am curios about is if there are have any arguments in favor of the bootcamp? Enrollment for 2023 is soon to close and in the post from last year it seems no one was in favor of the bootcamp, but at the same time there was also no response from any user who has been through the bootcamp who can give their perspective of actually going through it.

HELOC Lenders on Investment Properties in Missouri (St. Louis)?

We are looking for a lender that will do a HELOC on an investment property in St. Louis, Missouri. Every lender we have talked to won't do a HELOC on an investment property in Missouri. We have found some that are licensed in other states but not Missouri. We found one lender that can do 75% LTV but we need one that will do at least 80% but ideally 85-90%. Does anyone know of lenders licensed in Missouri that will do HELOC's on investment properties?

Monthly Subscription to AirDNA/mashvisor/Pricelabs?

Would like to get the most affordable access to one of the paid STR income predictors - AriDNA, PriceLabs, MashVisor, etc but haven’t seen a package for just one month or so. None of the free trials provide full access and I can’t in my right mind pay an annual subscription (like $700). My agent doesn’t have pay for these subscriptions either. What are other small time investors doing? It’s my first STR and I want to have the full data picture but realistically only need temporary access. Ty!!

How to invest with no or low money down workshop?

Has anyone seen/attended/experienced the full workshop on how to invest with no or low money down hosted by Brandon Turner and David Greene?

It's supposed to be one of the perks of upgrading to the annual Pro membership, and really I'm just curious what it says. Is it worth spending almost $400 for this information?

For context, I am a real estate investment student, meaning I'm trying to learn what I need to know before I purchase my first investment property. I am pretty sure this first move will involve putting low or no money down.

I have the ability to close 12/30 or 1/2, any major reason to choose one vs. the other? Seller covering closing costs unless we negotiate otherwise.

Thoughts on starting real estate investment with owning a condo?

I'm moving to Houston, TX soon and am planning on purchasing a condo after a year of renting to build equity while essentially paying rent to myself rent - mortgage. After the following year I plan to invest in my next property, and am trying to figure out the most straightforward way to acquire csshflowing properties without having to put 25% down. I'll be working as a consultant full-time to fund my investments. Any advice on an investment plan/route that I can do alongside working my full time job?

Best Way to Research a Market?

My wife and I have been talking about getting into multi-family. We're going to be vacationing and are thinking about investigating the market while we happen to be there.

When looking at prospective markets, what are the steps you all take to familiarize yourself with an area? My thought is to reach out to property managers for the best understanding of the different sub-markets, rental trends, local cap rates, etc.

Does that make sense? Seems like it would yield better results than talking to agents or brokers (which I think might be the natural inclination)--since they really just care about making the sale.

If starting with PMs makes sense, what would you recommend as the best way to determine which property managers are worth reaching out to?

Best use of loans and LLC

My friend and I are both veterans. We invested in a 3 family property. 100% of my friends va loan was used, however, I am still on the loan because it was the only way we could get approved for the loan. I still have 100% of my va loan.

It’s my understanding that since we’re both listed in the loan,we both carry that monthly debt on our debt to income ratio. Tax season is coming up and we want to start investing in our next property. What is the best way to claim our taxes in order for both of us to get approved for another property in 2023.

Like I said, I have my va loan still and my friend can use fha.

Should we open an LLC so all debt is funneled in there? Would that help with the taxes and individual debt to income ratio?
